SquareOne Insiders Vol. 05 October Highlights: apartment buildings around a swimming pool
On this page

Welcome to the fifth edition of SquareOne Insider, our monthly round-up of local news, new launches and neighbourhood changes around Limassol.

In October we published our outlook for Cyprus property and launched two new projects: [VIBE] Suites in Agia Trias and [ARYA] Residences in Germasogeia. They sit in very different parts of the city and are designed for different buyers.

On 5 November we are also hosting a live event, where we will talk through the market and what it means for buying decisions.

The market in numbers

Prices are rising, demand is steady and more homes are being approved. Those headlines are accurate, but they leave a lot out.

Our latest analysis, Cyprus property outlook: why execution will matter more in 2027 and 2028, looks at what the next phase could mean for developers, homebuyers and investors. Its main point is that a growing market cannot carry every project. As buyers get more projects to compare, location, practical design, realistic costs and reliable delivery will count for more.

Strong demand, a larger pipeline

According to the figures in our analysis, residential property prices rose 8.5% year on year in the second quarter of 2026. Contracts of sale across all property types rose 15.4% over the same period. Building permits approved between January and May covered 8,978 homes, a 63.7% increase on the same months of 2025.

Cyprus property 2026: residential prices up 8.5% and contracts of sale up 15.4% year on year in Q2, with approved permits covering 8,978 homes from January to May, up 63.7%

That is a big jump in the pipeline, but an approved home is not a finished one. Projects will come to market at different times, in different neighbourhoods and at different prices.

More approved supply does not automatically mean oversupply. It does mean each development deserves a closer look: what else is being built nearby, who the home is designed for, and how it compares with properties aimed at the same buyers.

What it means for Limassol

Annual residential price growth in Limassol eased from 9.1% in the first quarter to 7.8% in the second. Prices kept rising, only more slowly.

For buyers, the better question is not whether “the market” is going up, but whether a specific home makes sense at its full cost. That means looking past the asking price at the layout, energy performance, financing, maintenance and daily journeys. Investors should also consider who the likely tenant is and what competing properties exist, rather than assuming a district-wide trend applies to every apartment.

Checklist for looking beyond the asking price: layout, energy performance, financing, maintenance, daily journeys, and for investors the intended tenant and competing properties

For developers, the job is practical: plan carefully, control construction costs and deliver what was promised. Our outlook does not predict a rise or a fall across the board. It argues for being more selective.

October launches

[VIBE] Suites brings studios and one-bedroom apartments to Limassol’s old town, close to Heroes Square. [ARYA] Residences in Germasogeia has a wider mix of apartment sizes, shared amenities and penthouses with private roof gardens.

[VIBE] Suites: living near the old town

[VIBE] is a collection of 20 studios and one-bedroom apartments in Agia Trias, close to Heroes Square.

Studios range from 32 to 39 m² of internal covered space, and the one-bedroom apartments are 44.6 m². The homes have covered verandas, and the one-bedroom layouts separate the bedroom from the living area.

Shops and public transport are about five minutes away on foot, the university around ten minutes and the beach around fifteen. For anyone who wants to live within reach of the old town, that is a large part of the appeal.

[VIBE] is currently off-plan, with Grade A energy efficiency and expected completion in December 2028.

Project in focus: [ARYA] Residences

[ARYA] has 52 homes across four blocks in Germasogeia: one-, two- and three-bedroom apartments, including twelve two- and three-bedroom penthouses. The mix suits an individual or couple looking for something smaller, as well as households that need extra bedrooms.

The penthouses have private roof gardens of approximately 40–50 m², with room to eat outside or sit in the sun.

Shared facilities

[ARYA]’s planned communal facilities include:

  • two swimming pools
  • a gym with changing rooms
  • a BBQ and lounge area
  • extensive landscaped communal gardens

Residents can exercise and spend time outdoors without leaving the development, which gives [ARYA] a different character from a compact city-centre building.

The project is currently off-plan, with Grade A energy efficiency and expected completion in March 2030.

Looking ahead

Our October outlook comes down to one point: in the next phase of the Cyprus market, the home itself deserves as much attention as the market around it.

[VIBE] and [ARYA] answer that in different ways. One puts compact homes within walking distance of the old town. The other offers a wider range of layouts and shared facilities in Germasogeia. Both started from the people who will live there and how they spend their days.

That is what Shaping Life means to us: getting the relationship right between a home, its neighbourhood and the people in it.

Thank you for reading, and we hope to see you on 5 November.
