Welcome to the third edition of SquareOne Insider, our monthly recap of the milestones, launches and changes shapingSquareOne, a Limassol property developer.
August brought one of Limassol's most stubborn eyesores down near NEON, a new launch in Agios Nektarios, and real movement around The Docks, SENA and ZOIA.
What's improving around Limassol?
Roads around Omonia Avenue, at the junction with Vasileos Pavlou street, has been closed for the most of the month for a demolition most of Limassol won't miss. Crews are tearing down a 14-storey tower that has stood empty since 1977, about 50 years of pigeons, graffiti and rumours about what's inside. Once known as the Maritime Building (Pieris Estate) and later nicknamed the Ghost of Limassol, it earned a reputation as one of the city's most stubborn eyesores before work started in May 2026.
We had nothing to do with knocking it down, we'll take zero credit here, but our NEON development sits close by. One less half-finished tower on the skyline means a better view for the people who live there. There's also a padel club right next door, so between the new view and somewhere to work off a bad match, this corner of Tsiflikoudia just got a nice little upgrade.

NEON: apartments in Agios Ioannis, on the Tsiflikoudia corridor
NEON offers 20 apartments in Agios Ioannis, close to Limassol Marina and a few minutes from City of Dreams Mediterranean, the EU's largest casino resort. Marina and Lady’s Mile beaches and My Mall Limassol, the city's only shopping centre, all sit nearby too. SquareOne will deliver NEON in November 2028.

What else is changing in Tsiflikoudia?
The Docks, our other project on this stretch of coast, sits inside the same wave of change.
The Docks: apartments on the Tsiflikoudia waterfront
The Docks is a 92-apartment development 50 metres from the beach, with a rooftop pool, bar, gym and sauna. It sits on the coastal road behind the old port that the municipality is turning from a rubble-strewn stretch into a pedestrian promenade linking the port to the city centre. Crews have cleared about 3,000 tonnes of debris and planted over 500 trees along a finished 1-kilometre stretch so far, with a full masterplan going to an international architecture competition in 2027.
The Docks also sits close to two of the port's newer hangouts. Fancy a wedding or a corporate away day, The Warehouse by IT Quarter can host it, all 2,700 seaside square metres of it. For something quieter, the PSI Foundation runs contemporary art exhibitions a short walk away, inside the restored Carob Warehouse, a 1960s building good enough to be listed in 2014 among the 100 outstanding works of Cypriot modernist architecture.
Nearby, the former SODAP wine factory is becoming a mixed-use cultural, residential and office hub that keeps about 7,500 square metres of listed industrial buildings intact. This stretch of the port is turning into one of the most watched addresses in the city, and The Docks sits inside that change.

What launched in August?
SquareOne launched IRIS in Agios Nektarios, an established residential quarter close to the centre of Limassol.
IRIS: new apartments and penthouses in Agios Nektarios
IRIS brings 11 apartments and penthouses to Agios Nektarios, a five-minute walk from Makarios Avenue, Limassol's main shopping street. The Garyllis Linear Park sits to the west of the neighbourhood, giving residents a green route toward the sea without a car.
Prices start from €225,000 plus VAT, with a Grade A energy rating throughout. SquareOne will deliver IRIS in December 2028.
IRIS also comes with an optional rental guarantee for buyers who want fixed, agreed income for a set term. Speak to our sales team for the current terms.

What's new around SENA in central Limassol?
SENA is an 11-apartment building just off Franklin Roosevelt Avenue, on the corridor linking Limassol's city centre to the Marina. It sits beside the city's government services cluster, next to the District Land Registry and Social Insurance offices.
The building offers apartments with private verandas, and the two fourth-floor three-bedroom units come with private roof gardens. Every apartment includes an allocated covered parking space.
Prices start from €235,000, with an optional rental guarantee available for buyers who want fixed, agreed income for a set term. SquareOne will deliver SENA in October 2028.

What's changing around ZOIA in Kato Polemidia?
Kato Polemidia is one of the fastest-changing districts in Limassol. Cyprus Mail reported in January 2026 that the area is seeing a €125 million expansion of the Cyprus University of Technology campus and €56 million in new student housing, alongside the separate €50 million International Jewish Academy of Excellence. The Garyllis Linear Park, a 5.5-kilometre riverside park running from the old port to the edge of Kato Polemidia, is being extended further into the district and toward the coast.
Local volunteers are doing their part too. City Friends Club, a Limassol eco-charity, spent a morning in January 2025 hauling rubbish off Polemidia Hill with the municipality, one of dozens of cleanups the group runs across the city each year.
ZOIA, SquareOne's 147-unit development across four buildings in Kato Polemidia, is off-plan: buyers reserve a home now, before construction finishes, at a price fixed today.

What else changed at SquareOne in August?
SquareOne is opening a direct sales representative office in Israel, adding a local team on the ground for Israeli buyers. It builds on the Yad2 partnership already running for ZOIA and NEON, and gives Israeli clients a direct point of contact instead of working through partners alone.
Ido Ben Jacob, Head of Israel Sales and Business Development, said: "We are proud and excited to open a direct SquareOne presence in Israel. This step will strengthen the business relationship between Cyprus and Israel, and bring Israeli buyers closer to one of the fastest-growing property developers in Cyprus. Our presence in Israel will let us reach a wider audience of Israeli clients who see Limassol as an opportunity for both investment and personal use. It will also let us build on the level of after-sale service we provide, with clients now benefiting from a closer, more direct connection."
Looking ahead
August closed with one of Omonia's oldest headaches in pieces near NEON, a new launch in Agios Nektarios, and real movement around The Docks, SENA and ZOIA. We'll share how IRIS's first units move, and how the Aktaia Odos and Garyllis park work progresses, in the next edition.
A street that works better makes a home work better too. That's Shaping Life in practice.
Thank you for being part of the journey.
